Buying A Home. How To Choose

You might consider yourself a great decision-maker, but buying a home can quickly turn your mind into a whirlwind of choices and second-guessing. With so much to consider, it’s easy to feel overwhelmed. Here's how to prioritize what truly matters so you can make the best choice without getting lost in the details.

Focus on the Essentials: Layout, Structure, Location and Space

When choosing a home, prioritize the elements that are foundational and harder (or impossible) to change. Ask yourself these questions:

  1. Layout: Does the size and flow of the home suit your lifestyle?

  2. Structural: Are the fundamental aspects like the foundation, roof, and plumbing in overall good condition? These are costly to fix and important for the home’s longevity.

  3. Location: Is the location where you want it to be? You definitely won't be able to change that later on!

  4. Outdoor Space: Does the outdoor space meet your needs? Another thing you can't change down the road... the lot size.

If these four things are a YES... you've likely found the home.

Here's where people get stuck in the mud...

Look Beyond the Surface: Cosmetic Details

It's common to get sidetracked by cosmetic features, but these should be lower on your priority list since they can be changed over time.

  1. Countertops and Cabinets: These are easy to replace or update. If the home has the perfect layout and location, don’t let outdated countertops be a deal-breaker.

  2. Paint Colors and Flooring: These are often the first things people change. If the bones of the house are good, think of cosmetic changes as opportunities to make the space truly yours.

  3. Fixtures and Appliances: Light fixtures, faucets, and even appliances can be updated without significant expense. Focus on the things that are costly and complex to change.

FINAL THOUGHTS: Don’t Just Choose Anything BUT Don't Wait for Perfection

Waiting for the perfect home may mean you miss out on great opportunities, only to wish you would've made a different choice. Perfection doesn’t exist.

This doesn't mean you should forgo all your wants and needs; it means focusing on the important elements.

If the essentials check all the boxes and the only concern is cosmetic, this could be the home for you.
