Choosing a realtor to help you with your home search is often underestimated, with many thinking any realtor can show homes. On The Hunt
Determine Your Criteria: Start contemplating potential locations for your new home and identify your 'must-haves' and 'dealbreakers'.
Define Your Budget and Get Pre-Approved for a Loan: You'll contact a lender to begin the pre-approval process. This will help you concentrate on homes within your budget. If you do not require a loan... then consider this step complete! If needed, I can connect you with a trusted lender.
Start House Hunting: I'll begin using my resources to search for homes within your criteria and we'll start viewing the places you are interested in. Should your preferences evolve during the course of the process... that's perfectly fine, and I'll adjust accordingly.
When You Find The One
Make an Offer: When you find a home you love, we'll work together to craft and submit a strategic offer.
Negotiation: If the seller counters your offer or any of the terms, with your input I'll take the lead on navigating these negotiations. The end goal is securing the home while staying within the boundaries of your specified parameters and comfort level.
Inspection: Once your offer has been accepted, I'll facilitate an inspection to ensure the home is in good condition and give you a chance to address any potential issues.
Appraisal: If obtaining a loan, the lender will arrange for an appraisal to assess the home's value, ensuring it aligns with the sale price.
The Closing Process
Finalize Financing: Once the inspection and appraisal process is behind us, you'll provide the lender with the necessary documents to finalize the loan.
Clear Contingencies: If there are any contingencies in your offer (like required repairs), I'll ensure they're addressed.
Final Walk-Through: Before closing, you'll typically do a final walk-through of the home to ensure it's in the same condition as when you made the offer (and applicable repairs have been completed).
Closing Day: Facilitated through a title company/attorney, you'll sign the final paperwork, applicable funds will be transferred, and you'll officially become the owner!
